How it works

A concrete example
Tenant shall cure any non-monetary default within three (3) days after written notice from Landlord, failing which Landlord may exercise all remedies available at law or in equity.
Tenant shall have fifteen (15) days after written notice from Landlord to cure any non-monetary default, provided that if such default cannot reasonably be cured within such period, Tenant shall have such additional time as is reasonably necessary so long as Tenant commences cure within such fifteen-day period and thereafter diligently prosecutes such cure to completion.
A three-day non-monetary cure is short relative to typical market ranges (10–30 days in comparable leases). The counter extends the base period to 15 days and adds a diligent-prosecution extension for defaults that can’t be cured that quickly — common language on tenant-reviewed drafts.
