How it works
.docx or .pdf. The extractor reads both the absolute dates (“commences March 1, 2027”) and the relative references (“180 days after Lease Commencement”, “on the first anniversary of Commencement”, “6 months prior to Expiration”) that most leases actually use.
Unsigned drafts usually don’t have calendar dates — every deadline is anchored to the not-yet-set Commencement Date. Set it once in the Anchor Dates panel and every pending deadline resolves to a real date. Same for Expiration and Execution anchors. Change the anchor, everything downstream recomputes.
The day starts at 14:00 UTC. For every date coming up in 7 days and 1 day, Pro emails you a reminder with the deadline, the deal, and the context we pulled out of the document. You don’t check a dashboard. The dashboard messages you.

The anchor model
Most of the leases people upload to us are draft leases — in negotiation, not yet signed. The first time we looked at an unsigned draft we thought the extractor had failed: zero critical dates. Then we re-read the document.
The lease said the term was “ten (10) years after the Lease Commencement Date.” It said rent was “abated for one hundred eighty (180) days following the commencement date.” It said the option-to-extend notice was due “not less than six (6) months prior to the expiration of the Initial Term.” None of those are empty — they’re anchored. Once the Commencement Date is set, every one of them resolves to a real calendar date.
So that’s what we built. The extractor captures anchored deadlines as anchor + offset (“+180 days from Commencement”, “+120 months from Commencement”, “−6 months from Expiration”). The deal page lets you set Commencement, Expiration, and Execution anchors. The resolver computes every dependent date in one pass. Change an anchor — everything downstream recomputes.
